The snag list that never closed, and the retention still sitting there.
We work alongside your contractors and suppliers. We survey, we audit, and we write down what is still outstanding. On a finished refurbishment, that usually starts with the snag list.
What the rectification period actually gives you
Under a JCT 2024 contract, the rectification period typically runs six to twelve months from practical completion. During it, the contractor is obliged to come back and put right the defects that appear. It is the hotel's main lever after handover, and it has an end date. Once it passes, what is left on the list becomes yours to deal with.
Retention, and what releases it
Half the retention is usually released at practical completion. The balance is held until the certificate of making good defects is issued. And where the contractor fails to put a defect right, others may be employed to do it and the cost deducted from that retention. That last clause is why a snag list is worth closing properly.
What we find most often
Doors that do not close on their own. Sealant left unfinished around baths and basins. Damaged skirting and architrave. Paint touch-ups never done. Fire-stopping missing behind access panels. Items that have sat on the list for months with no date against them and nobody responsible for them.
Who pays, and when it should not be you
If the works are not yet signed off, some of the list is still the contractor's to finish under his contract, and we will tell you which items. Every item is marked: yours, ours to carry out, or your contractor's. That way nobody pays twice for the same defect. If the contractor has gone, read about contractor step-in.
Standards we work to
We snag against the contract specification, the approved drawings, the brand standards or PIP, and the manufacturers' installation instructions. Workmanship and tolerances are judged against the relevant British Standards, including BS 8000 for workmanship on site and BS 5385 for wall and floor tiling.
What you receive
A room-by-room defects schedule with a photograph, location, trade and owner for every item. A priced schedule for the items that are ours. A close-out record, signed off room by room, that supports the certificate of making good defects.
How fast we can start
Call us and we will tell you this week's availability. Send us the snag list first if you have it: we will walk it, price the items that are ours to do, and give you a start date in writing.
Send us your snag list. Trading through it or closed for works, the choice is yours. See all our service lines, book the gap report, or call us.
