The questions everyone asks and most sites dodge.

Straight answers. For how the job actually runs, read how we work. If your question is not here, call us. Contract and compliance terms are explained in the glossary.

What does it cost?

It depends on quantities, and we will not quote before we measure. The gap report costs nothing.

How long will it take?

It depends on the scope and how many rooms you can release. You get a programme with the price.

Do we have to close rooms?

Not necessarily. We can work in occupation or with the floor closed. We price both so you can compare.

Can you work while we are open?

Yes. We work around your guests, in sections, and do the noisy parts in the hours you agree.

What is the gap report, and is it free?

A remote survey of the building and a written list of what is still outstanding. If you'd rather we came, it is half a day on site. Either way it is free, and the list is yours to keep.

What if it is worse when you open it up?

We stop and tell you before we do anything else. Nothing extra is done without your written agreement.

Will you work with our main contractor?

Yes. We work alongside contractors and suppliers.

Are you competing with our contractor?

No. We work alongside contractors and suppliers. The list usually makes their job easier too, because it tells everyone what is actually left instead of three people guessing.

Do you do the work as well as the audit?

Yes, we carry out work. The audit tells you what is ours, what is yours and what is your contractor's to finish under their contract.

What about our retention?

If your contractor has not put defects right, the retention may cover having others do it. We tell you which items are theirs.

Can we do one part and not the others?

Yes. Every item on the report can be priced on its own.

What happens if we cancel?

The gap report is yours either way. For works, cancellation terms are in our standard terms.

Ask us a question that is not here: call us, or book the gap report.

Can you work if the hotel has no quiet season?

Yes. We split the work into small sections, a few rooms or one corridor at a time, and keep the noisiest tasks to the hours you agree. We price the extra time that takes, so you can compare it with closing a floor.

What will our staff need to do during the works?

Very little. We need a named contact on site, room releases agreed a week ahead and a short daily check-in with the duty manager. Housekeeping and front desk get a written schedule of which rooms and areas are affected each day.

Can you price a PIP before we buy or convert a hotel?

Yes. We survey the building against the incoming brand standard and price the gap item by item, so the cost of the PIP is known before you commit.
