Five steps, and you can stop after the second.
We work alongside your contractors and suppliers. We survey, we audit, and we write down what is still outstanding. Steps one and two cost nothing. Unfamiliar terms are explained in the glossary.
1 · Survey
Remote first. Half a day on site only if you want it. We go round a bedroom, a corridor, behind the staff door, the kitchen, the compliance file and the outside, with whoever looks after the building. At every stop we ask two questions: what was done here, and what was left? What it costs: nothing.
2 · The gap report
A written schedule of outstanding works, item by item, within a few working days of the survey. Each item is marked one of three ways. What it costs: nothing, and it is yours to keep. You can stop here.
-
Marked yours
-
Marked ours to carry out
-
Marked your contractor's to finish under his contract
3 · Scope and sequence
If you want any of it done, we measure it and price each item separately, in writing, so you can say yes to one and no to the rest. The programme is set around the rooms you can release at once and your quiet month. Durations and prices are set in writing after the survey, never before.
4 · Delivery
In occupation or closed for works, and the choice is yours. Trading through it costs more per room and almost nothing in room-nights. Closing the floor costs less per room and finishes sooner, and it costs you the room-nights. We price both so you can compare.
5 · Sign-off
Every item is checked against the test of done you gave us at the start, before it is handed back. Anything still outstanding goes on the list with a date next to it. Nothing is handed over on a promise.
What we need from you
Nothing is essential to book the survey. A 30-minute call and the name of whoever looks after the building are enough.
If you have them, these make the survey faster: the snag list or defects schedule, the handover pack (O&M manuals, as-built drawings and test certificates), the contract and programme, the brand standards or PIP, the fire risk assessment, the asbestos register, and floor plans or general arrangement drawings. If you have none of it, we start from the building.
Documents at each stage
Survey: notes and photographs. Gap report: a defects and outstanding-works schedule, each item marked by owner and priority. Scope: a priced schedule of works and a programme. Before work starts: risk assessments and method statements (RAMS), and the construction phase plan required under CDM 2015. Handover: a close-out record with photographs, test certificates and any manufacturer warranties. Site controls are set out in our health, safety and environment page.
What we will not do
We do not start work on a variation without your written agreement. If what is behind the finish is worse than what we measured, we stop and tell you before we do anything else. Our cover, with the figures, is on the accreditations and insurance page.
Start at step one: book the gap report, or call us.
