When you give us the floor, it costs you less and finishes sooner.
We work alongside your contractors and suppliers. We survey, we audit, and we write down what is still outstanding. With the floor closed, the work moves faster and costs less per room.
A floor, a wing, or the whole building
The more you close, the less protection the job needs and the more trades can work at once. A closed floor is the usual middle ground: the rest of the hotel keeps trading and the works area becomes a site. A wing suits a building with its own access. A full closure is the fastest route when the works are heavy, and the one that needs the most planning around your bookings.
Programme: what actually drives the weeks
Quantities, lead times on anything made to order, access, and what is found when the finishes come off. Those set the programme, not a rate per room. We do not give week counts before the survey, because a programme written before anyone has measured is a guess, and it is the hotel that pays for a wrong guess.
Planning it around your quiet month
Tell us your quietest weeks and we work back from them. Anything with a long lead time is ordered before the floor closes, so the closed weeks are spent working rather than waiting for deliveries. You get a date the rooms come back into service, and you can sell against it.
The handover, and how you know it is done
Before work starts, we agree your own test of done, room by room. Sign-off is against that test, not against ours. Each room is checked against a written list before it goes back on sale, and anything left open goes on the list with a date next to it. Nothing is handed over on a promise.
When trading through it is the better answer instead
If you cannot lose the room-nights, or the works are light, staying open can be the better deal, even at a higher cost per room. We will tell you when that is the case. Read about trading through it, see how the job actually runs, or read about our work with hotels.
