Skirting, architrave and the items that were nobody's package.

We work alongside your contractors and suppliers. We survey, we audit, and we write down what is still outstanding. In bedrooms, that is usually the small items that sit between two trades.

The items that fall between two trades

The decorator assumes the joiner is doing it. The joiner assumes the decorator is. The FF&E schedule does not mention skirting at all. So nobody does it, and the room goes back on sale with a gap along the bottom of the wall that every guest's eye finds.

Fire doorsets and frames

Bedroom entrance doors are fire doors. The frame, the leaf, the seals and the closer have to work together, and they have to be recorded. A new door hung in an old frame, or an old door with new furniture fitted to it, is where the gaps usually are.

Decoration, carpet and wallcovering

Walls, ceilings, woodwork, carpet and wallcovering, finished to the standard the rest of the room was designed to. Touch-ups done properly, and the edges where one trade met another closed off rather than left for the next refurbishment.

Fitted and loose furniture

Fitted joinery repaired, adjusted or replaced. Loose furniture installed, fixed back to the wall where it needs to be, and checked. Drawers that run, doors that close, headboards that sit square, and nothing that rocks.

Standards we work to

The brand standards or PIP, the FF&E and OS&E schedules, the joinery and finishes specification, and BS 8000 workmanship. The first room of each type is completed and checked against the brand standard before the rest are replicated.

What you receive

A schedule by room type, a rolling defects list kept up to date as rooms are finished, and handover room by room with photographs, so each room goes back on sale as soon as it is ready.

FF&E and OS&E installation

Where the furniture supply contract stops at the loading bay, we take over: receipt and checking against the schedule, storage, distribution to rooms, assembly, fixing to walls, and snagging of every piece before the room is handed back.

How many rooms a week, and how we hand them back

The number is set by how many rooms you can release at once, not by us. Each room is checked against a written list before it goes back on sale. There are no prices on this page: rates belong in a written proposal with a scope attached. The corridor outside it is usually next: read about the corridor outside it.

We will measure one floor and tell you what is missing. Trading through it or closed for works, the choice is yours. See all our service lines, book the gap report, or call us.
