Before, during or after the contractor. We cost the gaps and finish them.
We work alongside your contractors and suppliers. We survey, we audit, and we write down what is still outstanding. Before work starts, we find what the specification has missed. While your contractor is on site, we record what is done, what is not, and what nobody has booked. After they leave, whether the job finished or they stopped trading, we price the gaps and the work still to do, item by item, and we do it.
If your contractor stops trading mid-job
Work stops. The site is often left open. Subcontractors and suppliers stop turning up. There were 3,948 construction insolvencies in the UK in 2025, about 16% of all company insolvencies (Insolvency Service). It happens more often than most owners expect.
First 48 hours: securing and recording
Make the site safe and secure. Photograph and record everything as it stands, before anyone moves anything.
Assessing what is genuinely complete
Room by room, we record what is finished, what is part-done and what has not started. That is the basis for every conversation that follows.
Taking on a package
We price the work to finish, package by package, and take on the packages you want us to close out.
What we review first
The contract (JCT, NEC or bespoke), the last valuation, payment and pay-less notices, retention, the programme and the defects list. Completion is priced as a separate package, and work already in place is accepted, rejected or taken over under a written schedule.
What you receive
A take-over survey of the work in place, a schedule of incomplete and defective work, a completion price and programme, and a record that separates our work from the previous contractor's for warranty and insurance purposes.
Working with the administrator, the QS and the insurer
We give them the same record we give you, so everyone is working from one list. If the works were finished but the snags were not, read about snagging and defect rectification.
If it has already happened, call us today. Trading through it or closed for works, the choice is yours. See all our service lines, or book the gap report.
