Inspect every door, then fix what the inspection finds.
We work alongside your contractors and suppliers. We survey, we audit, and we write down what is still outstanding. For fire doors, that means every door, written down.
The inspection, and what it produces
Every fire door checked: the leaf, the frame, the gaps, the intumescent seals, the closer, the hinges and the signage. You get a schedule, door by door, of what passes, what needs work, and what that work is. Nothing is fixed until you have seen the schedule.
The remedials that always come out of it
Gaps out of tolerance. Missing or painted-over intumescent seals. Closers that do not close the door fully. Hinges with missing screws. Signage missing or wrong. Door furniture fitted afterwards that the door was never tested with. The same items, in almost every hotel.
Emergency lighting and signage while we are up there
Emergency lighting and statutory signage are small-value works across a whole hotel. They are not major projects, and we will not present them as one. They are the sensible first job: quick to do, easy to check, and a fair way to see how we work before you give us anything bigger.
The register, and keeping it current
You get an up-to-date register of every door, its condition and its last inspection. Keeping it current is how you show the doors are being managed: to your own team, to your fire risk assessor and to your insurer.
Standards we work to
BS 8214:2016 for the installation and maintenance of timber fire doorsets, the door's test evidence or third-party certification, and the Regulatory Reform (Fire Safety) Order 2005. Remedials use components compatible with the doorset's certification, so the door keeps its rating.
What you receive
A door-by-door inspection: leaf-to-frame gaps (typically 2 to 4mm), intumescent and smoke seals, self-closer function, hinges, ironmongery, glazing and signage. Every door is graded pass, remedial or replace in the register, with photographs and a priced schedule for the remedials.
Doing a floor at a time
Remedials are done a floor at a time, with rooms back in service the same day where the work allows. The same goes for the fire doors behind the staff door: read about back of house.
Get the doors inspected, then decide. Trading through it or closed for works, the choice is yours. See all our service lines, book the gap report, or call us.
